The 2008 tornado is still a reference point in conversation. If you own a home in Windsor, you already know your exterior is fighting something your friends in Boulder are not.

Waterfront property is its own problem. Homes along the Water Valley lakes take a different exposure than the same house three streets inland: constant wind off open water, more reflected UV, and higher humidity cycling at the substrate. Lake-facing elevations fail first and they fail faster.
If you own one of these, the answer is not a better brand of paint. It is treating the lake-facing side as a separate scope with its own prep, its own caulk spec, and often a different coat count than the rest of the house. We price it that way because pretending all four elevations are the same is how a five-year job gets sold as a twelve-year job.
Water Valley, RainDance, Highpointe Estates, Greenspire, Winter Farm, and most everything built in Windsor in the last twenty years runs architectural review with an approved color palette. A lot of homeowners find that out after they have already chosen a color.

Built 2015 and later. RainDance, Greenspire, the newer Water Valley phases. These are hitting seven to ten years, exactly when builder-grade paint gives out. Production builders apply one thin coat of low-solids product over factory prime. It passes the final walkthrough and was never built for Weld County exposure. South and west elevations go first.
Built 2000 to 2012. The earlier Water Valley phases, Highpointe, Jacoby Farm, Westwood Village. These are on their second repaint, and the question is no longer color. It is whether the siding is still sound. At twenty years, prep is the whole job. Anything soft gets replaced before it gets coated, or you are paying to paint rot.
Water Valley and Pelican Lakes. Waterfront and near-water homes, premium finishes, exposure that needs elevation-specific scoping.
RainDance and Greenspire. Newer fiber cement and stucco, metro district approval on all of it, builder-grade repaints coming due.
Highpointe Estates, Winter Farm, and Steeplechase. Established newer neighborhoods, full exterior repaints, mixed substrates.
Jacoby Farm, Westwood Village, Poudre Heights, and Country Farms. The 2000s builds now at the age where siding condition decides the outcome.
Ptarmigan. Golf course property straddling the Windsor and Fort Collins line, with its own review process.
Historic downtown and the older blocks near Main Street. Windsor was founded in 1890 and grew up around sugar beets and the rail line. The original housing stock predates 1978, which means lead paint protocol applies. We are EPA Lead-Safe certified and we follow it as written.
Acreage and outbuildings east of town. Barns, shops, and detached garages included. We have the equipment for tall and awkward.
Walls, ceilings, trim, doors, and cabinet refinishing. You get a written scope naming every surface and every finish before we start, so nobody is arguing later about what was included.
Wash, scrape and sand to sound substrate, spot prime, caulk what moves with elastomeric, replace what is rotten, then coat.
